Provisional Bookings. Remain firm for 3 days pending return of booking form and 25% deposit.

Balance is due 1 month prior to arrival date. Non-payment by the due date will be treated as a cancellation.

Cancellation. In the event of cancellation please advise us immediately.

We will attempt to re-let the Cottage and return your payment less a handling charge of £30.00. If we are unable to re-let all monies will be forfeited.

Arrival and Departure. The Cottages are available from 3.00pm on the day of arrival to 10.00am on the day of departure.

Guest Numbers. The number of people occupying a cottage must not exceed the number stated on the booking form without written approval from Labdon Farm.

Cleaning, Damage & Breakages. The cottages should be left clean and in the same condition as found . Any breakages should be reported and we reserve the right to charge for any non-trivial damage and excessive cleaning.

Dogs. “You are most welcome to bring your well trained dogs by arrangement ”, however because Labdon is a working farm with its own dogs, we regret the visiting dogs (maximum two) must be kept on a lead at all times. They should not be left alone in the cottage, allowed upstairs or allowed to foul the local vicinity. Because our cottages are equipped to a very high standard a £100.00 deposit per dog against damage & cleaning will be required. Dogs are not allowed in Bramble Cottage.

Non-Availability. In the unlikely event of your cottage being unavailable for reasons beyond our control i.e. fire damage, we will endeavour to find similar alternative accommodation or give a complete refund. No further liability will be accepted.

The use of accommodation and amenities including the farm, grounds and woodland is entirely at the Hirer's risk and no responsibility can be accepted for injury, loss or damage to the Hirer or the Hirer's companions or guests.
